This experience encompasses successful planning and rezoning applications and developments in both the United States and Europe. Our team draws upon deep experience and understanding of local zoning and environmental planning regulations to ensure that the development process is effectively managed.
What we do
Grace of Georgia Developments collaborates with various local stakeholders including the community, local city and county staff and elected representatives through multiple phases of the rezoning process. Stakeholder engagement events are held to present and discuss the proposed development with the community to gather their opinions and make adjustments to our plans that better reflect the communities' wider needs. Our view is that stakeholder engagement adds considerable value to the development process.
Our latest projects
475 Underwood Farm Road, Cleveland, Georgia
We are delighted to announce an upcoming project at the 27.19-acre site, 475 Underwood Farm Road, Cleveland, Georgia 30528 located in White County and the City of Cleveland located off of Donald E Thurmond Parkway and across from the new Walmart.
This proposed project aims to serve the community and bring essential services with a thoughtfully designed development consisting of three separate buildings which include (1) 60-bedroom assisted living; (2) six-rooms of medical offices, and (3) a 24-room hotel. These uses will have parking and a connected road with the main access off of Donald E Thurmond Parkway and with a secondary road access connecting with Underwood Farm Road.
A significant need for these services was identified, and this development will enhance quality of life to reflect this.
The three buildings are explained in further detail below.
Client: Grace of Georgia Developments LLC – Group of professionals dedicated to working with growing communities to identify promising sites and deliver thoughtfully planned developments that complement and enhance the character of communities.
Project manager / planner: DLBP LLC – advises clients with site planning and land use decisions, guiding them through the application process to secure necessary approvals.
Owner / seller: Ray Black – pharmacist and long-time White County and City of Cleveland community member.
Land planner / architect: SFCS – prepares quality, thoughtfully designed projects in senior living, education, and civic/public architecture. Their services include engineering, and interior design, with a specialization in assisted living site planning and design.
Entrance design engineer: Hussey Gay Bell – designs thoughtfully engineered entrance designs, ensuring safety, visibility, and fluid traffic flow into the development.
Traffic impact study: KCI – conducts comprehensive traffic impact studies to ensure that existing roadways and infrastructure can accommodate the proposed development.
Estimated project size: three buildings consisting of (1) 60-bedroom assisted living; (2) six-rooms of medical offices, and (3) a 24-bedroom hotel.
Project objective: to secure annexation and zoning from unincorporated White County to the City of Cleveland under the zoning category PM-U: Multiple-Use district with assisted living, medical offices, and a hotel.

Medical Offices – six rooms
Medical offices are facilities where healthcare professionals provide outpatient services, which are typically designed for doctors, specialists, and other medical practitioners to conduct consultations, perform routine check-ups, diagnose and treat non-emergency medical issues, and offer preventive care (ie: vaccinations and / or screenings). This will potentially include examination rooms, waiting areas, and administrative offices.
The City of Cleveland currently faces limited access to essential medical services, which is increasingly critical given its growing population. This need presents a substantial opportunity to improve local access to high-quality medical facilities, benefiting the community and meeting an essential need in the immediate area.
Hotel – 24 rooms
The proposed hotel will offer clean, safe, and comfortable rooms for Cleveland’s visitors. This hotel aims to meet the essential needs of these travelers with various amenities, such as: Wi-Fi, mountain views, an in-room television, and breakfast options.
The increasing population and visitors drawn to Cleveland’s wineries, wedding venues, and scenic waterfalls, lakes, and hiking trails create a pressing need for hospitality services. Expanding these services with the provision of one new hotel will enhance visitor experiences and support the local economy.
Spring Lake Village
The members of Grace of Georgia Developments LLC successfully sold on our interest in Spring Lake Village, Cobb County, in November 2023.
When we got involved, the local comprehensive plan called for a limit of 1.75 homes per acre. Still, we saw an opportunity to create a development that better addressed the needs of the local community and Cobb County.
We worked with DLBP LLC, www.dlbp.us, an Atlanta-based urban planning expert, and its land planning and traffic planning sub-contractors to develop a comprehensive scheme for a 55+ community that included walking trails, a clubhouse, and pickleball courts. On our behalf, DLBP met with the community and the county on several occasions to ensure all stakeholders had an opportunity to provide input.
We achieved rezoning to Residential Senior Living to allow for 90 single-family homes without onerous conditions. This translates to 2.53 homes per acre.
Following successful rezoning, we were pleased to exit our investment in mid-November 2023
Assisted Living – 60 bedrooms
Assisted living provides housing and personal care support for seniors who need assistance with daily tasks such as bathing, dressing, and medication management while maintaining their independence in a home-like environment. The residents will have their own bedrooms or apartments and can get assistance with daily activities, while promoting social engagement with other like-minded residents.
Assisted living offers 24/7 care, while promoting a balance of independence and support.
Assisted living addresses the growing Cleveland and White County senior population with the 55 and older population consisting of 35.56% and 37.79% of the City of Cleveland and White County, respectively.
Assisted living offers a supportive environment, enabling residents to age comfortably in Cleveland and White County with amenities, such as landscaped walking trails, a tranquil garden and plaza, a reading room, boutique, fitness and rehabilitation, and dining areas.
Who we are
Anthony Gajadharsingh
Anthony has a wealth of expertise in mergers and acquisitions, strategic business planning, international business development, management processes, and sales and marketing for large multi-national companies and private equity firms.
His direct experience with some of the world’s largest materials handling technology companies has given Anthony a specialist insight into growing and expanding globalised industrial companies.
Anthony works for Atlanta-based Greene Lawson Advisors, which provides management consultancy advice in the materials-handling and industrial automation sectors.
Prior to Greene Lawson Advisors, Anthony served as EVP of Corporate Development & Company Secretary of the Group at Dematic Group SARL & Dematic Ltd.
During his time at Invensys plc - a FTSE 100 company - he served as Chief of Staff developing the strategy and goal deployment management processes to streamline business costs, rationalising the remaining portfolio of businesses, establishing cross-divisional offerings and market projects, all to achieve sustainable growth of over 5%. Anthony was also responsible for all government relations at the Company.
Anthony is a Chartered Secretary and has also previously worked at London Electricity plc and served as President and Managing Director at IMServ, the UK’s leading automated meter data manager.
Anthony was also, for 5 years, the Chairman of the Governance and Audit Committee of the £4.5bn Invensys Pension Scheme.

Ulf Henriksson
Representing CI Investments LLC.
Ulf is a transformational leader with top expertise in industrial products and markets. Between 2013 and 2016, Ulf served as President and CEO of Dematic Group SARL, the global engineering and logistics company operating in 35 countries. He also served on Dematic Group SARL’s Board of Directors.
Ulf spent 6 years as CEO and Board Member of Invensys plc, and during his tenure sold off various businesses for high multiples and successfully transformed the product-focused process control business into a solution and service organisation.
During his tenure, Ulf led Invensys plc back into the FTSE 100 and also returned the Company’s debt to investment grade. He built a global rail signalling technology platform that was able to capture massive project growth between 2007 and 2010, and thus increased the market multiple for the Invensys group positioning it for sale.
Ulf holds a BA in Economics and a Master of Engineering degree from Lulea University, Sweden.
Ulf has previously worked at Volvo, Honeywell, and Allied Signal. He has also served as a non-executive Board Member at Hexagon AB.

Mark Poovey
Mark is a practicing attorney with Poovey Law Firm, PLLC, representing clients in legislative and regulatory matters. For over 35 years, prior to owning his own firm, Mark was with the international firm Womble Bond Dickinson. There, he became a senior partner and a member of the management team. In addition to his many client responsibilities, his management duties included Womble’s intellectual property practice based in Atlanta, Georgia and its government affairs practice based in Washington, DC.

Ryan Gledhill
Representing Gledhill Enterprises LLC.
Ryan Gledhill is the President & Chief Executive Officer of Gledhill Enterprises LLC. Founded in February, 2017, Gledhill Enterprises LLC is a multi-industry company involved in property development, private equity consulting and testing of front-line structural firefighters.
From April, 2015, to November, 2016, Ryan was the Executive Vice President & General Counsel of Dematic Group SARL, located in Atlanta, GA. In this role, Ryan was a member of the Global Leadership Team and was engaged in all aspects of Dematic’s business strategy through participation in the Strategic Plan, Annual Operating Plan, Organizational Resource Review, and Monthly Operation Reviews.
Ryan was a non-Director participant in Dematic’s Board of Directors meetings, and had regular contact with the company’s investors. During Ryan’s tenure at Dematic, the company completed three acquisitions. Ryan worked closely with the CEO and the Global Leadership Team as well as Dematic’s Board and investors to execute the sale of the company to Kion Group AG.
Prior to joining Dematic, Ryan spent 15 years working in leadership roles globally, in the manufacturing and technology industries most recently at Honeywell. He has held roles in the United States, Canada, Japan and Switzerland.
Ryan holds a Bachelor's Degree in honors business administration from the Richard Ivey School of Business in London, Ontario, and a JD from Osgoode Hall Law School in Toronto, Ontario. Ryan is currently a qualified lawyer in New York and is a previous member of the Law Society of Upper Canada.
